Who Really Owns Your Clients in 2026
The real estate industry loves convenience. Agents love speed, and online portals have done an incredible job convincing us that more leads equals more success.
But here is the uncomfortable truth.
Most portals are not in the business of helping agents build businesses. They are in the business of monetizing attention and data.
When you rely heavily on portals, you are often renting access to your own clients. The relationship appears to be yours, but the data does not. Search behavior, contact history, and consumer intent all become assets owned by someone else.
In Snohomish County, I see talented agents working incredibly hard, only to feel replaceable the moment they stop paying for exposure. That is not ownership. That is dependency.
Strong businesses are built on direct relationships. On trust. On systems that protect the client experience and the agent’s long-term value.
Portals are not evil. But they are not neutral either. They should be tools, not foundations.
The agents who win in the next cycle will be those who treat data as inventory and relationships as assets. They will invest in systems that they control and platforms that work for them, not the other way around.
